What Brixel Property Partners Is

Brixel Property Partners (ABN 68 260 583 826) is a licensed real estate agent operating under James Iodice, providing property search, research, and acquisition services to property investors across Australia.

We are registered with AUSTRAC as a reporting entity under the Anti-Money Laundering and Counter-Terrorism Financing Act 2006 (Cth). All services we provide are real estate services as defined under applicable state legislation.

When we use terms like "Property Game Plan" or refer to property search parameters, this refers solely to a documented set of criteria used to identify and acquire a suitable investment property — not a financial plan, financial product recommendation, or statement of advice of any kind.

What Brixel Property Partners Is Not

We are not a financial planning firm, financial adviser, mortgage broker, tax agent, accountant, or legal practitioner. We do not hold an Australian Financial Services Licence (AFSL) and we are not licensed to provide advice on financial products.

Regarding SMSF: Brixel Property Partners does not provide advice on the suitability of a Self-Managed Superannuation Fund (SMSF) for your circumstances, nor do we issue Statements of Advice (SOA) of any kind. Where a client already has an SMSF that has been fully established through an external, licensed professional, we may assist with the property search and acquisition process within that existing structure. Any decision to establish or utilise an SMSF must be made with and through a licensed financial adviser holding an appropriate Australian Financial Services Licence — entirely independent of Brixel Property Partners.

Brixel Property Partners does not receive referral fees, commissions, or any other benefit from mortgage brokers, solicitors, conveyancers, or property managers in connection with client referrals. All referred professionals operate independently under their own licences.

Identity Verification

AML/CTF Obligations

As a registered AUSTRAC reporting entity, we are required by law to verify the identity of all clients prior to providing services. This includes collecting government-issued identification and, where applicable, information regarding the source of funds and any ownership structures (including trusts or companies).

Failure to provide required identity documentation will result in us being unable to provide services to you. We are also required to report certain transactions and suspicious matters to AUSTRAC.
